Ice Damming

1. Snow melts over the heated area of the roof and runs down to the unheated eaves and refreezes.

2. Ice builds up, forming an ice dam.

3. Water from the melting snow backs up under the shingles and roof and leaks into the house, causing damage.

Inadequate insulationin the attic

A minimum R-Value of 38 is recommended for our climate.

R-50 is the best for maximum savings & comfort.

Traditional insulation alone will not stop WARM AIR FROM LEAKING TO YOUR ROOF.

Warm air finds many pathways through hidden pathways and bypasses. Common attic bypasses are found to be locate in:

  • Attic entry hatch
  • Vent stack
  • Heating ducts in the attic not properly sealed & insulated
  • Ceiling mounted attic fans
  • Chaseways (chimneys, chutes, plumbing)
  • Improperly vented bathroom fans
  • Electrical wire and box penetrations
  • Dropped ceiling area in kitchen, bathroom & stairwells
  • Top plate gaps of interior walls
  • Knee walls
  • Shared walls between apartments
  • Recessed lights

All of the above listed areas are high priority AIR SEALING areas that traditional insulation will not be effective in stopping warm air from entering your attic causing possible ice dam issues which could lead to moisture issues in your home. Diagnostic testing along with proper inspection of your home can reveal these areas and they can then be properly air sealed prior to upgrading other insulation needs.
